what do u do to secure your fees before the deal goes through ?

Anil Bajaj and Vivek Bajaj are two brothers and own flat no 61 & 62 IN Building USHA VILLA, Santacruz West. They want to lease the flats out to MNC and approach brokers to help them with the process. They have been sending sms's via ways to sms and email with offers of free laptops and get rick quick business proposals. I have had a very bad experience with Anil Bajaj inthe last few days. Please be very carefull when you are dealing with them.
Anil Bajaj does not pay brokerage. he shifts in his decission every few minutes. They will promise to pay the brokerage verbally before u start the deal and when u call for inspection. they make you do all the ground work and get the required documents. they establish a contact with the proposed tenant and when the deal is finalized they tell u that they will use the services of an agency called Paradise to do the registration formalities and refuse to make a commitment on when u shall receive the brokerage/service fee/consulting fee. If you try to reason with them then they say they may pay half the brokerage after one month of closing if they are completely satisfied. They don't live in Bombay. Vivek Bajaj lives in USA. Anil Bajaj lives in Bangalore and has given an address but who know's if it is the real address or a ficticious address. so u will have to chase him around the country for your money after he is gone.
while finalizxing the deal I got several complaints from the to be tenants that he calls at all odd hours with unreasonable requests and has a harassing nature. Finally the tenant did cancel the deal because they did not want to get into an agreement with such a landlord for the next 3 years.
I have wasted 1 month with these people. They want to use the services of a Realtors office for free or for half brokerage which they may or may not pay. Please be carefull when dealing with them.

Dear Vijay, thank you for the suggestion, I don't know how much luck you have had with agreements. but in my experience in this feild, 99.9% of the clients be it the buyer or seller will not even acknowledge an agreement of brokerage, let alone sign one.They do verbally accept the terms and conditions and you just have to trust your instinct and go by their word :)

I don't remember receiving your warning, sometimes the messages get burried if the inflow is very high. But thank you so muh for doing that.

SUCH LANDLORDS SHOULD BE BLACKLISTED. I SUGGEST THIS KIND OF FREE FUNDOO LANDLORDS SHOULD BE LISTED ON A BLACKLIST IN OUR REAL CLUB.

Dear Sujata,
I agree with Vijay's suggestion of making an attempt to get a written confirmation from the client, coz it will atleast let you know the intent of the client. And our own experience is, while clients might feel bit offended when we ask for their signature, if we ask for a confirmation via mail, in response to our mail, they do it without much fuss. While sending proposals, we mention our fees and mention that inspection will be subject to confirmation.
And a confirmation via mail is a much stronger proof than the client's signature of a piece of paper, coz you dont even know if thats his original signature. And its relatively easier to keep track of these confirmations via mail, along with the chain of communication, we have wit the client thru mail.
At the end of the day, you have to focus on ur A-Grade clients, whom u know, wont do your 'operation' while paying brokerage :-)

hello Mr. Vijay, i think we shud be verbal n clear with our clients about our brokerage from the start of the Inspectrions, specifying that that there will be a seperate clause for the brokerage in the Sale Agreement or leave n license agreement. i usually do this, but i do agree some of them dont agree for incorporation of such a clause, but i think if we are clear from start the clients dont mind incorporating one.

The most important thing is that we all shy away from clearing our terms on day one with the buyer or seller because of relationship, respect or a strategic move because of various reasons.
We must need to get our selves ready to speak up for our fees and what ever the outcome it must be known then.
I feel this is the more realistic way to save ourselves from trouble tomorrow.
